End of Lease Cleaning Checklist NSW: What Property Managers Actually Look For

Moving out is stressful enough without losing part of your bond over a dusty ceiling fan. In NSW, your bond is typically four weeks' rent — real money — and whether you get all of it back often comes down to the final inspection. What does "clean" mean at the end of a lease in NSW?

Under NSW tenancy law, you're required to leave the property reasonably clean and in the same condition as when you moved in, allowing for fair wear and tear. The benchmark isn't perfection — it's your entry condition report. Dig it out before you start cleaning: it tells you exactly what state each room was in on day one, and it's your best defence if there's a dispute.


Two tips before you pick up a cloth:


  • Take photos of everything once you've finished cleaning — every room, inside the oven, inside cupboards. If a deduction is ever proposed, dated photos settle arguments fast.


  • Keep the power and hot water connected until after the clean. You can't clean an oven, run a vacuum or mop with hot water in a disconnected house. Book your disconnection for after your final inspection.


The room-by-room checklist

Kitchen — the make-or-break room

The oven is the single most common reason bond gets held back. Agents open it. Every time.

  • Oven — interior, racks, trays and the inside of the glass door

  • Rangehood — exterior plus the filters (soak them; they're usually the greasiest item in the house)

  • Cooktop and control knobs

  • Splashback — degreased and polished

  • Benchtops and sink, taps polished

  • Cupboards and drawers — inside and out, crumbs removed

  • Dishwasher — run empty, clean the filter and door seals

  • Behind and under the fridge space (if the fridge is yours, move it and clean the floor)


Bathrooms

  • Shower screen — soap scum is the tell-tale agents look for

  • Grout and wall tiles

  • Toilet — inside, outside, behind, and around the base

  • Sink, taps and chrome fixtures polished

  • Mirrors and cabinet (inside too)

  • Exhaust fan cover — dust-free

  • Drains clear of hair


Bedrooms and living areas

  • Walls — scuff marks, fingerprints and Blu-Tack spots removed

  • Skirting boards wiped

  • Ceiling fans — the tops of the blades, not just the edges

  • Light fittings — dust and any dead insects removed

  • Windows, sills and window tracks (the most-missed item in any house)

  • Blinds and curtain rails dusted

  • Wardrobes — inside, including shelves and mirror doors

  • Carpets vacuumed thoroughly; steam clean if your entry report shows they were professionally cleaned before you moved in

  • Air conditioner filters, if fitted


Laundry

  • Tub, taps and cabinetry

  • Lint and dust behind and under the washing machine space

  • Dryer filter, if the dryer stays with the property

  • Floor mopped, including under appliances


Outside (if your lease includes it)

  • Balcony or patio swept and cobwebs removed

  • Garage swept, oil stains treated

  • Lawns mowed, edges trimmed, gardens tidy

  • Bins emptied and rinsed

If you only double-check five things, make them these — they're the quiet bond-killers:

  1. Window tracks

  2. Oven racks and the inside of the oven door glass

  3. Rangehood filters

  4. The tops of ceiling fan blades

  5. Exhaust fan covers in the bathroom and laundry


Should you DIY or book a professional bond clean?

Honest answer: a DIY end-of-lease clean is absolutely doable if the property is small, you have a full day (or two) after the furniture is out, and you're prepared to do the oven properly.


A professional clean makes more sense when time is short, the property is larger, you've had pets, or you simply want the peace of mind of a guarantee. A good end-of-lease cleaner works to the same checklist your agent inspects against — and if the agent flags anything, they come back and fix it.


One timing tip either way: clean after the removalists, never before. Furniture hides marks, and moving day itself creates new scuffs and dust.
